All units in both buildings are separately metered for both electric and water.The 1953 building I am not too concerned with as it is a bit newer and CB construction.

My husband is a HVAC & Electrical contractor so we really just need a good general contractor to frame up then we can do the rest.Are there any others from the Darlington/ Florence, SC area apart of this group?

I budgeted $100/year per unit.What to budget for general cleaning/prep/updates?

I do have experience working for Construction companies, Service Industry companies, and Independent Contractors in fileds such as Plumbing and A/C, Electrical, Multifamily Service/ Construction as well as Sales, Customer Service, Renovation/ Remodeling, Data Entry, Financial Services and Start-up Companies. 

If it's an auction on the courthouse steps usually ( at least in my county) all liens and encumbrances are wiped clean.

Roof, siding, windows, insulation, electrical, plumbing, hvac, flooring, etc. 

I asked him how much he owed, discussed the cost of hiring a real estate agent, the items potential buyers would ask him to coordinate/fix (cosmetic; floor, paint, cleaning) and the time it would take to sell.

It has vinyl siding and windows, updated electrical (seller is an electrician).I will be putting down a 25% deposit.Any feedback on the numbers would be greatly appreciated.CheersPete

I called the landlord on the 22nd I called and said that today the 26th I would be done cleaning it and would call them to do a walkthrough.
