I'm curious to see where the deal is at in miami. we stay close to the urban core and always in the city of miami which is developer friendly

There is a huge amount to know managing properties and it varies by state and even county.

Here's my situation:I own a duplex that is about 100 years old and my tenants pay for all of the utilities EXCEPT for city water (which comes out of my pocket each quarter).Both of these rental units could benefit from some plumbing updates throughout (e.g. - 1.28 gallon toilets, eco-friendly faucets, eco-friendly shower heads, etc.) as a way of helping this rental property consume significantly less water (enough to save me a few hundred bucks each year...

Out of state investing can also be an option because it takes less capital to get started than CA.

The letter can be valid for up to a year and allows squatters to be treated as trespassers and removed by law enforcement.The city where the majority of my rentals are does not yet have any support for this.
