If a partner wants out, how will that share be priced, and who pays for the expert that will price it?

I’m not an expert by any means, but I would say do what’s logical.

Plan on having the electrical completely brought up to code before you're allowed to have electricity on the house (if electric has been shut off for over a year, it needs to be re-certified).  

Here are my questions:Am I correct that I first need to send certified mail a notice that rent is late and needs to be paid -- what day do I send this, 2nd of the month, after the 5 day grace period?

You might also send a certified letter if you think there will be an issue.

I am certainly not an expert on this particular strategy, but I did a lot of research when considering my real estate options in South Florida in the past, and this was one of my favorite strategies.

You need to take on someone that is passionate about all or a part of your business and sees the opportunity to be an expert in one part of your company.
