Hey Guys,I'm working on my passive income goals this year and have my eye on a car wash.

It happened to me , the tenants ran an inverter from their car to run the refrigerator .  

In Rancho Cordova I found several around 250-300k, most of them being 2 bed 1 bath on each side, both with a single car garage.

Wearing super nice clothes could even cause a sense of resentment because I may be perceived as some rich fatcat (there was a similar thread that discussed how tenants drove nicer cars than the landlord, and most agreed that that didn't bother them.Second, I have a very serious contract discussion with the tenant when we sign.  

I traded my new car for a down payment on a house.

Anyway, our one duplex actually has a 4 car garage (2 2-car garages for each unit) and it also has an additional narrow garage along the back that goes the length of the building (approx. 12x45-ish... didn't measure, could be slightly bigger). 

Then they have you pay a bill for them in cash only to find out that the CC was counterfeit.A common one was an out of the country person transferring her car back to USA.

It is a large duplex (2) 2 bedroom, 4 car garage, on 2 acres near a developing commercial area.

I'm 19 years old, i have 2 credit cards and a car loan, i have plenty of money to fund the down payment expecting to pay on maybe a 60 or 70k house 

Meeting them gives you the opportunity to see their body language, how they upkeep their car, how they treat their family (physically and verbally), etc.
