So far, so good.I then received a series of frantic emails from both tenants (they are a couple) claiming amongst other things that the painter had moved all of their bedroom furniture, leaving everything for them to put back, and that the painter had interfered with personal items.

We could offer the house cheaper if we put off the deferred maintenance and scaled back on items such as granite and vinyl plank flooring in high traffic areas to make the #'s look better but that will not do our investors any good.

#1. in a two story, you probably can't tear out a load bearing wall, yo would need a beam above the ceiling to carry the load and that would be in your second story.
