Mold can be a serious health issue, I had a slab leak in a rental behind the kitchen cabinets and you could smell the mold, and my tenant was "sensitive" to it.

I’d also slowly walk the interior and exterior of the dwelling, video everything and then take a million photos, opening cabinets, closets, everything.

He does manage sub contractors for certain installations such as tile and cabinets etc.

The homeowner didn't notice for a while until it was too late, so it ruined the drywall in the area, the cabinets and the flooring in the kitchen.

During this time I installed brand new laminate flooring in the living room and kitchen, painted the kitchen cabinets, and installed brand new tile-look flooring in the bathroom, repainted a bedroom, installed new baseboards, and a number of miscellaneous items (pictures below).

But all you are doing is you depreciate fast wearing items faster - from light fixtures to kitchen cabinets.
