Some have actually paid me bonuses so I guess they think I don't charge enough :)

I put 35% away for all 4 categories, which is pretty standard.

I actually found some decent potential ones already but they were 5 units and I recently learned on this forum that puts them into the commercial category, which brings a different set of problems that might be best for me to avoid on my first investment. 

As an investor and property manager, if you proactively offered advise on how to cost effectively improve a property, that would be a bonus.

For my 6 unit buildings, as long as 4 of 6 units pays rent, I am cash positive, anything extra is bonus. 

More companies and employees will likely be open to it.Of course, this is a broad category but I truly think there will be opportunities there. 

Whenever I visit my properties, most of the time I find the renters using the dining room as a bonus room, with a small table in the kitchen or sometimes no table at all.

I can see all the info i inputted when I see the report on screen but there is NA to the right of each category and a misc number at the bottom....HELP

When you partner with an agent on a deal, they will recommend taking the first offer a lot of the time because they want to close the deal and get their commission, which is a slanted bonus on the deal for them.

Once you get a job, and every chance you get for a small windfall (birthday/christmas/sales bonus at work), put away some in each of those, and get yourself in to some starting basics...
