(Just FYI I am in the process of looking for a 16 unit apartment building in Florida).When analyzing deals with @Michael Blank deal analyzer it does account for 10% vacancies and 50% expenses.

I told him point blank they would end up broke.. well it was even worse they really went off the deep end.Nudge or Buy PD was selling product in Detroit and in Lehigh acres as of 18 months ago when I went to one of their events in Vegas.. the flipping Vegas stars were their clients.. its a huge production. they were selling houses  lots  other investments..

I also had more than one occasion where a nefarious person new of a closing and new when our title co. recorded  ( they get time slots) and ran in an hour before and recorded a Trust Deed. so when I got my title policy I was in 2nd instead of first.. one call to Title and they had to make it right and then sue this person and or file a criminal complaint.

All of Oklahoma was Indian territory and it became a state in 1907 I know of two areas I was looking in a few years ago I was shocked to find that the newest plat is from 1907 :) and there were Indian allotments for the two different tribes in that county some of the boundry lines are blurred So the county's map shows those on the tax roll, then some of the church land is a blank ,some of the gov land is a blank on the map some of the map is marked as Indian land,and some is blank that may be Indian land .

I bought my first house FSBO , I got a contract from the office supply store and added a few extra things , I t was easy ( I was 23 years old ) My second purchase was another FSBO , I went to my filing cabinet and found the same contract (blank) and used it again , we added a few clauses we both agreed on .
