Not sure if you've thought about MTR rentals, but Indy's economic growth and affordability has the potential to bring in traveling nurses and other healthcare professionals as there is a large hospital expansion set for IU health downtown, so something to think about.

That reminds me, when my wife retired with me that cost us an extra $1,000/mo in health insurance and we started spending an extra $1-2k/mo with free time.
