When a prospective tenant sends an inquiry to an e-mail address provided in one of our postings, they are sent an automated response containing more information on the unit in question (floor plan, details about amenities, local schools and shopping information, etc) and a copy of our application form and guidelines.We have found that the serious applicants frequently show-up to the viewing with a completed application in-hand.

They are still responsible for the late fee.Also I use an automated rent payment service, clearnow but there are others, I reduce the rent by $50 if they use the service.

With regards to seasoning, just speaking for the bank I work at and in past scenarios I would only need 2 months for each additional property up to 6 but it depends on what the automated approval asks for and each situation will vary as the variables are based on credit, debt to income ratios, reserves available, and properties owned.

If one bank turns you down for a residential (Fannie/Freddie) loan, then all of them will (assuming nobody inputs different information) because they all use the same software.
