If your looking to make an educated guess base your value on the homes that have sol and then add you best guess as to value of the additional land.  

I've kept worse tenants than you describe just to reduce my hassle factor, especially during the holidays.  

For someone your age I strongly 2nd the advice @Brian Pleshek offered to reduce expenses and stockpile your cash.

I have an additional question though.

I know of one that invests in notes, the discount and due diligence really helps reduce the risk, but of course any investment carries a degree of risk.

There are more creative things you can do, like live in the property you're renting (multiplex) to reduce down payment, etc. 

Additionally, if anyone has any ideas on how to find market lease rates and companies or firms that build steel warehouse buildings that would be greatly appreciated as well.Cheers,Mike
