Can anyone recommend a reliable HVAC company to service (check out system) and possibly do duct cleaning?

Professional lenders often refer to themselves as private money.I'm talking about just regular people who have a little money to invest and are intrigued by REI but don't know enough to get started.

The whole house needs a deep cleaning, fresh paint, doors replaced and an air conditioning unit.

Also with the laminate, if someone spills something then they will actually clean it up.

I don't think you have taken into account the little things for maintenance like gutter cleaning 1 or twice a year, pest control if needed...i keep a termite bond on my properties etc.I'm not saying its not a good deal(I dont know) but I do know that your cost will be higher than what you have stated here.

LOL  just like during the gold rush it was the hardware stores and bars that cleaned up.

They have a regular maintenance guy that handles any issues when needed which I will continue to use as he has been very good with them. 

If you have your regular people a Temp Agency may be willing to put them on their books and charge you the normal fee on top of the paid wage.In a perfect world everyone you hire would give you a written quote on company letter head spelling out the scope of work, estimated cost, obtain the materials on your behalf, bring all their own equipment to the job site, show that they are registered and bonded in the municipality where the work is being done, and pull the permits.

I also drive-4-dollars regularly and have started cold calling and doing RVM's w/ personal letters as follow ups with these. 

Currently tenants go off site to do their laundry, I plan on cleaning out the basement and adding coin operated laundry and installing storage cages for the tenants to rent if needed.
