If you do the owner-occupant route, you will be able to tap into some nicer areas because you will have less money in the deal as opposed to just buying a traditional rental where you will have to buy in usually B and lower areas to cash flow.

I also own arental with month to month tenants, in Los Angeles county.The tenants never claimed covid hardship, have always paid rent and are current, and i raised the monthly in March 2021 ,the tenant did not want to sign/renew the lease for another year.I want to sell now, and will not do a 1031 exchange this time, I am cashing out.

many reasons, but primarily late rent and non-payment of rent, smoking the unit, noise at 3am, blocking the driveway with vehicles.. i spoke with a lawyer today, the only way for a quick eviction it looks like will be for non-payment of rent, all other reasons take up to 6 months. they said the best route would probably be to threaten them with eviction over late payments and then offer them a month free rent to get them out by march (carrot and stick approach).
