I can definitely see why someone would want to secure their housing before they arrived in a new area.  

Tell them to rent a trailer and borrow a friends truck because your new tenants are arriving on the 1st. with them there or not.  

+3 Cozy, only complaint is it may take 3-5 processing before it arrives in your account.

Time I arrived at the fire, the fire department was standing around along with RedCross and the tenant, getting things sorted and the fire put out.For #3, & #4, yes there are rules, the lease is rules, like changing filter, not disturbing the peace.

If the lender is in Rochester,  and you and the property are in Cali, nah, I wouldn't do it.I have a buddy who spent $3,000 all said and done, on getting a $0 loan from someone in New York who promised the money, which never arrived.

The only problem is that it can take some time  for owls to arrive.

I called 911 and Police arrived but due to these lax Texas laws towards the tenant, they could not offer any help.

I will give them the same break the mortgage cos are going to give :)  They will get about 45- 55 days to get their things out before the sheriff arrives .

As a past tenant as I am sure most of us have been at some time in our lives, myself included, and.hence speaking from experience, I got shafted by landlords for things that were damaged or broken when I vacated but were there upon my arrival.

Essentially, my agent and I valued a property (based on comps and psft) to arrive at a particular range.
