The response is so familiar its a standard joke among claims people.  

Those that get too confident from one good find will get buried in a flip if they are not prepared or if they think their property is so good.

The situation is so fluid, and rules for rent collection, late payment notices, time to pay back past due rent, etc. seem to be changing on a regular basis depending on where our properties are. 

And we were actually optimistic on the appreciation side but it looks like we're going to have to tighten up the numbers so we can see a more realistic view of what's going to happen.Thank you guys for the input it is so helpful!

@Corbin Jones, seller financing has been rendered obsolete by the low interest environment; money is so cheap and so easily available that no qualified buyer would pay more in % to a seller, and no normal seller would risk his principal with a low qualified buyer who does not qualify for cheap money.

Today, information is so abundant, the only benefit I can imagine to going to college other than having the piece of paper would be immersing yourself in an environment with other people focused on education, but you can find that outside of school.

The system is so backlogged that so many people haven’t even received their unemployment card so I would not be surprised if they missed April and May rent and were struggling to get by

And we would never expect a guest fee when the unit is so under-occupied - we would normally allow two occupants/bedroom. 

What will happen is your criteria is so specific for both finding a property, financing the property, and then executing a rehab, you're going to drive yourself crazy and either get burned out or burn out other people.If I could go back and do it all again, the ONLY change I would make was to buy a duplex in Philly versus the SFH I bought.
