The flooring takes more time and effort. 

If you have a group of guys that are really motivated and willing to sit down and hammer out a structure that makes sense -- and each contribute some fair combination of money / effort -- I'd be interested to see how that plays out for you. 

My example is a little bit hyperbolic and you're expectations are likely closer in line with your market that my delusional desires but only you can decide how realistic it is and how much time/effort/etc. you want to put into a strategy that might be considered a long-shot.  

I easily found the seller's cell numbers and emails online, so I think it may be time for me to simply Circumvent the Listing Agent and contact the sellers directly.What issues might this cause and what could prevent a Mortgage Broker from Circumventing the Listing Agent in effort to deal directly with the sellers?  

All their effort is making that experience better for me and my tenants.

Mathematically, if it's worth the time, effort, and hassle, selling and re-investing makes sense *if* better performing options exist. 

I often question how roughly $220.00 and some effort to get boxes, etc together was enough to get them to leave willingly and peacefully. 

The more you do it the easier it will get, at some point people will just start bringing them to you because your name will be out there as someone who gets and closes deals but it doesn't happen overnight and it takes a lot of effort with very little reward at first. 

@Edward KozicOne way to structure this is through a Joint Venture between you and the owner.He contributes the deed of the property while you contribute the renovation money and the marketing effort to sell it.
