If it is simply to buy and hopefully sell a few years down the line in the hopes of real estate appreciation then someone will eventually come out a big loser because at some point the roof is going to cave in, the foundation needs repaired, or the electrical needs updated.  

Probably well over a hundred bodies could be found at the foreclosure cemetery over last 3-4 years of the rehab boom in Austin.

I actually found a couple companies that prefab ADU’s and drop them on your foundation, so it reduces new construction costs quite a bit.

Being very close to the sidewalk/street can complicate things if you need to work on the building's foundations, if you need to change the water lines, etc.

All except 1 had foundation issues (foundation collapsing inwards).

Build a foundation early on, and don't let college hold you back!

If they get a bunch of potential buys that are concerned about the foundation then remove it. 

There was some foundation work needed and we negotiated some on that but overall the building was as expected.How did you finance this deal?

I am currently working on my credit, financial foundation and trying to soak up as much knowledge as humanly possible in the meantime.

We have fixed the foundation, completely changed the AC system and the location of the AC, and have taken down two walls to make the floor plan an open concept.
