E) Was introduced to some contractors via the propety mgmt company While the sale price was $88 K - the place needed min $25 K worth of work - so before any chance to even get it rented I would be over $40 K in the hole - with a rent closer to $1100 - glad I passed this one up and much more inclined to find a higher priced property that is a little more then key ready.

I provide the address, and hopefully get back the following:Legal Description (optional)Mailing Address if available from the countyParcel ID (optional)Property ValueRoom Count Year BuiltProperty Use (Most Important, example: Vacant Lot, SFR, Multi-Fam, etc...)Bonus if I get mortgage info as well however I don't strongly believe in the accuracy of that info.I am relying on Deal Machine right now to give out some of that info, but I don't get a high hit rate, and the most important feature isn't given.Thanks in advance for any help!

I have spoken to the previous tenant numerous times asking them to change their mailing address for all of their future packages; I even called the local Fedex, UPS, USPS multiple to request stop delivery all packages to my rental property under that person's name, but packages are still keep on coming even now.

If you can't get a response, I'd find another broker, he may be too busy and wants to hold on as long as he can.In general, lenders are getting tougher on underwriting since low rates don't leave much room for margin of error, so want monthly updates on I&E during the process, maybe larger reserves also.Right now in OR, my biggest issue is with appraisers. 3 years ago when banks wanted apt debt, I thought they overpriced stuff, now they're going in the opposite direction.

Turnkey stuff and high demand areas are gonna be tough, because there will be multiple offers.I'm always looking at the MLS but last summer I also started doing direct mail and texting owners.

But, as a newbie I plan to have that team and utilize them; however, the way I plan to obtain leads initially through MLS and direct mail only makes sense to go about it they way I am about to explain.

This would clear up if a tenant paid on the first for current month, then for some reason mailed a check on the 20th for the next month.
