@Stone Teran  this is well within the scope of a HML A and D loan.. and 5 years is great term.. although once you stabilize and get it up and running I would think you can refi out to much better rate.

I have a tenant who kited one too many checks twenty-five years ago and has had to deal with that hanging over his head ever since. for sure . it can be all over the map.. but its very pronounced in the D C class arena.. that's why its cash and money orders.

You could house hack and get a break on your mortgage, which is what we do, but our duplex probably wouldn’t ever cash flow positive after we moved out - we would lose money every month, so we will likely condo-ize and sell.That said, there are secondary markets farther from Boston that will cash flow if you want to buy rentals.
