I would rather buy a property in California, Boston or Washington’s dc with no cash flow than a property in Gary Indiana with cash flow.Appreciation is where people have been able to build generational wealth more often than cash flow.Not saying cash flow and cocr is bad or not a valid metric, it’s importance is not as important to me and there are a lot of other factors that come into play

The area that is below Grand Blvd is the midtown area and it is getting very expensive and, for the most part, it's apartments.Above the Blvd and up to Boston, however, are streets filled with wondrous houses.
