Probably good to have one or two of these started early rather than later since the the premium will increase as you age due to health/age.

I'm asking if it's possible before I go through the hassle of hiring a CPA for one question that I find out is probably not doable or worth it. 

When i purchased i thought this home was expensive, but watching the area blow up around me was absolutely worth the wait.

It is approximately 2 hours worth of work for most of my tenants and they really appreciate it.

For instance, if a property worth $10 million brings in $100,000 per door, the cap rate is $100,000 divided by $10 million.To quickly size up a deal, I rely on the 1% rule: if the price is $100,000 per door, I expect to see at least $1,000 in monthly rent.

Whether to jump in now depends not only on interest rates but several factors including where you are financially, do you think values will increase or decrease over the next 2-5 years and will the investment provide you with a better return than investing the $ somewhere else.?

And we will pay 5% interest rate so which gives us we can make better offer. because of house being increased and high interest rate, we are calculating CF from STR.

Keep monitoring the rents in your market, make sure you are taking advantage of any increases possible, but don't get too greedy if are happy with your tenants.

Build this skill, and I promise you'll come across deals in your area worth wholesaling, and you'll learn about the market and RE by speaking to sellers/investors.
