I don't want her to think that partial payment is acceptable(especially at the outset of a new tenant relationship) Besides the tenant stated to my PM that ATT(cell phone company) auto debited $500 from the tenants account(Hmmmm...🤔🤔) I find that to be far fetched and I'd rather just move on from a tenant I don' t trust- complete the cosmetic rehab and get a new tenant in the unit.

shouldnt' matter for delayed financing, it only changes the timeline concerning the calculatorit does however change funding requirements. make sure you know the program rules. 75% LTV or 100% of HUD whichever is lower. if you have rehab costs they must be on the HUD at the time of closing to get the cash back out for it. otherwise you are stuck with only cashing out purchase cost.

Per Fitch guidelines, when you have an investment grade tenant (credit rated BBB- or higher) you can average rents through the lease term or until loan maturity whichever comes earlier.

I don't use the pay services that will track cell phones, but I do use whitepages.com, radaris.com (but I think they just changed to an everything costs money thing, yp.com whitepages to find land-lines or "listed" cell phones.
