I'd also like to hear if any progress has been made in devising the "Deals on Wheels" in a compliant manner.I'll wager too, that most RMLOs originating seller financed transactions are not compliant as originators for third party, unregulated lenders and they aren't even aware of it.

Example if one of my clients on the commercial side is worth 40 million buying a 5 million dollar strip center but price is low the seller will think really hard about taking that offer versus waiting.

Some markets are just not feasible for rental property as a short term cash generator, but long term you probably see good appreciation versus other places that can produce cash now.

But, when a commercial property is vacant, you're out a lot more $$ and it seems like it's much more inconsistent in finding tenants, versus a multifamily is going to have a pretty steady vacancy rate.
