Let them know if they move it to a self directed ira, you can get them about 6% instead.You really have to cultivate your private lenders.

Fiscally conservative people generally have 401ks or IRAs to cover it.BPers are not fiscally conservative. 

I've not used a hard money lender, but just might here soon b/c I need a non-recourse loan option for my self directed IRA, but that's another topic.

Has anyone used Rollovers for Business Start-ups (ROBS), also known as 401(k) business financing, to get money from your 401K or IRA to fund your new business venture in real estate investing? 

-I am considering buying the condo in my IRA, as the cash flow on the condo would be strong, assuming I can get it at the price that it's worth to me.

These will be 'private lenders' via a Seld Directed IRA.

A good source are people with IRA who are not getting a good return on their investment.
