With the stress of the trade war and a bad economy in China, and I think there will be a bubble busting in the next few years. 

I scrambled enough cash to buy and reposition my first Multifamily building.I'm starting to really stress out as I see many people not being able to refinance their properties for various reasons. 

How much stress and time will it take to go through the court process? 

There are a series of increasingly more selective promotions, the stress of constant moves and deployments, the loneliness of starting a new life and building a friendship network at each assignment, and the impact to a spouse’s career.

If the deal takes longer then you expected, or permits end up being required or any other type of delay, that could lead to the hard money loan needing to be extended which gets expensive quick and would immediately tack on unnecessary stress. 

And buying a replacement more suitable for investment will cost %20 down plus loan costs plus time and stress.

The unit needs to stay occupied and the owner needs to have a stress free experience with me.

As long as they clean the property at move out and city doesn't find them in violation, I'm not sure it is worth the stress.  

I can't stress enough the importance of formal agreements. 

This saved numerous often stressful trips to code enforcement, saved time and money in the process.
