Think through your focus so you know what you want and your metrics so when you talk to an agent it actually moves forward rather then I like it all and want to purchase something.

The Agency’s investigations are complaint driven, so we rely heavily on the public, and our licensees to bring these individuals to our attention"so all though wholesaling is taught and defended especially on BP its not really legal the way most do it in virtually any state if you actually read the law.. but that does not mean it does not happen every day of the week .. just depends when a state wants to focus on enforcement.. so you can see our state will do something if a complaint is filed and I know they will.. one of my bird dogs got a cease and desist had to go to a hearing with a lawyer and paid 5k fine.. all for putting a forsale sign in a yard on a home he did not own..

@Aaron Bruck - most agents and investors focus on specific areas. 

After learning more about the pitfalls of sinking too much into my 401k account, I've decided to shift my focus into RE rather than maxing out my 401k and my wife's TSP account annually.With it being a new year (and bonus season!)

One of the properties that I currently have under contract already has a tenant in place so I guess focusing on searching for more properties that need less work would probably be a good route to go in order for me to keep up my momentum... anyhow, thanks for asking the question....

We focus on commercial properties - multifamily and self-storage.

Keep your eyes on the ball and focus on your studies (while enjoying your freedom).

For now though, I have started the search for an REI focused attorney, CPA, real estate agent and wholesaler.

My wife grew up in Bay, and we are focused on Lakewood right now.
