After reading multiple books by Eric Tyson and "Rich Dad, Poor Dad" by Robert Kiyosaki I have come to realize that real estate is the market and investment vehicle for me.

The other thing I pre-screen for is number of cars because in my area well there are vehicle hoarders.. 

The neighbor has been parking their vehicle in the driveway.

Sometimes I leave the knife and Square reader in whatever vehicle I plan on driving that day, but I always have cash, a pen and a phone on me.

Same reason I won't sell a vehicle to family or friends. 

If the road only gets 5,000 vehicles/day, it's nowhere near as attractive as one that's getting 40,000/day.Competition - How many competitors are within a mile? 

Most had very little to their name, except an old vehicle & a few tools, (apparently their ex-wives had cleaned them all out).
