I contact the broker, who is different from when the agreement was made, and she says that the Referral Agreement terminates with the listing agent and since it wasn't the original agent that sold the property, I'm not due any money. 

Nobody was going after the Chinese when they were being sold crap houses in suburbia in the late 90s-early 2000s. 

The other investor the house will be sold to may prefer to figure ARV using their source for finding good comps.

Under this statute, seized real estate can be sold by the Delinquent Tax Collector in a public auction.

A 3/1 house 1056 sq ft about 4 doors down the same street sold in May for $40K.

Plus once sold they dissolve the LLC that built it and then all the condo owners are out of luck when they want to sue, regardless if the reason is justified or not.

But if they sold you the house for $134k, that is your cost basis.

I've done the same for recently sold similar condition and configured properties to get idea of cash on cash returns in neighborhoods I'm interested in.  

I know that's what everyone recommends, but it is a great tool to get into the game.
