It is highly unlikely that you are including all long term expenses on the rental and therefor are not likely netting $400/month.However:Since you have $50K lying dead in the property and cash is valued at a minimum 10% by investors the equity should be earning $416/month from your cash flow placing the property itself at negative $16/month.

HelloI would like to know just how viable and feasible it is to invest in real estate at this moment, i have been advised to invest in funds such as Index Funds, mutual funds and hedge funds but my interests lie in properties/real estate.I will appreciate more details on where to look, what cities or neighborhoods to stay away from and also is NOW the right time to purchase for investment purposes?
