@Derek Harris is spot on about verifying comps, make sure the market data supports the sale price, with or without rehab.  

That’s a healthy rehab number.  

It's a less structured approach, with more uncertainty and less support.

Arlington- Condos = no way, too expensive , rents don't support in most areas, condo fees are relatively high.Silver Spring- Like I said "lifestyle value" Good luck!

I've read and seen a lot of support for finding deals on listing sites like realtor.com and zillow and such, my experience here is always with an agent attached.

Looking at the chart this seems far from healthy.

My wife and I have thought about it for years, but my income currently supports the entire household.

As it relates to management, just remember that your ability to move the needle will be directly related to the quality of the onsite manager, and YOUR ability to provide the proper leadership, goals for the park, and resources/support to help your onsite staff achieve them.All the best, Jack
