Twenty miles from SF, and right on the Pacific, Bolinas has a a lack of water to support more people.

The length of time that you rent it out can go a long way to help support your intent to hold for rental, but it is not the only factor. 

I doubt you'll get many replies, but I'll pose this one question: if you are investing in real estate to secure your own financial future and not rely on others for support, why would you leave your security in anybody else's hands than your own.

And at some point, you will max out your available time, have to sell off to purchase more, or bring on other human capital to support your investment activity.   

You can make sure you child has a good education by being supportive, in almost any school.

Find at least one company that uses the software and ask them if you can call for advise if you are having trouble (preferably in your same time zone) A lot of the PM software companies have a 24 hr wait on support, so you either have to go to their support page and read to find your answers, or find a buddy you can call.

So now that I've called BS, can you provide a link to a reliable source to support that claim?
