The good thing is that you're likely going to exit an asset at the beginning of a calendar year which I've seen many folks do with this strategy: When they exit a 'passive' investment and re-invest into another 'passive' investment that has paper losses, those can offset a good portion of the gains from the previous sale and thus getting a 1031 effect without the stress of 1031s.

I hope I'm able to express my objectives/expectations clearly :) I have come across an interesting opportunity around Andersonville, but I am intimidated by the amount of work and updates that the building needs and afraid of finding myself in a renovation quagmire and potentially added stress of a renovation loan.
