My experience has been so far that the website and application is rather intuitive and easy to navigate but once you hit the "submit" button, the confusion and frustration begins.

The good thing is that you're likely going to exit an asset at the beginning of a calendar year which I've seen many folks do with this strategy: When they exit a 'passive' investment and re-invest into another 'passive' investment that has paper losses, those can offset a good portion of the gains from the previous sale and thus getting a 1031 effect without the stress of 1031s.

I hope I'm able to express my objectives/expectations clearly :) I have come across an interesting opportunity around Andersonville, but I am intimidated by the amount of work and updates that the building needs and afraid of finding myself in a renovation quagmire and potentially added stress of a renovation loan.
