After the lease was signed, I emailed them the lease for the reference and have asked them to send me an email acknowledging the receipt of the lease.At one of the local REIAs meeting this week, we have a real estate attorney coming who will be discussing the general land lording issues and I will ask the attorney at the meeting what are the pros and cons of having a lease signed on an iPad.I will keep BP updated with what the attorney says.

Personally, I completely renovate most of my properties, so it really doesn't matter to me what condition the house is in...I'm going to be replacing most everything anyway.Again, I can't speak for others, but that's my experience.Now, if you find a home with structural issue (or perhaps serious moisure/mold issues), that may be a great opportunity to bring in a licensed engineer or specialist to diagnose the issue and outline a solution.

Maybe having rentals on the MLS is more common where your property is.Leasing is hard work if it's done right - property advertised, references checked and a background report with credit and criminal history should be run.
