They lose efficiency over the years and with the way technology advances, you will be able to buy some new miracle panel when the lease is up. 

If you're buying and holding in the SW region of Atlanta and have been doing so, I think you're a very smart man and an investor that is thinking ahead of the curve.  

Maybe I should have used the down payment to try a real estate flip or invest it in an IRA/stock market (smart stocks though like Nike, Apple ect....).I guess I am lucky that I really searched hard for a property that would return this kind of gross rent compared to the purchase price/mortgage payment just to basically break even.

Though the technology is great, I can help to feel though that people dont like to use it.  

If necessary I can put a lien on my own company or wait property is sold and put the lien on next "lucky beggars", but by all means I prefer smart arses to take a toll, not hard working guys.

Technology is also changing the landscape.  

With mortgage rates so low it doesn't seem smart to spend 103k to only get 4% interest on that.
