The City did an inspection and cited me for 1,300+ violations ranging from the texture on walls not uniform to the dusty window ledge.

But we will be removing popcorn ceilings and all flooring after texture and paint is complete.

Dude is aiming for a freaking level 5 smooth finish and what I want is a level 3 rental finish at this point and please use that texture machine that is been sitting there rented in the garage for three weeks now. 

Here's my idea:  put in the legwork, as well as pay for, the subdivision, to show some skin in the game.  

And obviously you are not going to be able to just look at someone's skin tone and conclude that their grandfather isn't 1/2 Polynesian.
