It could very easily be coming from a hole from the satellite that requires a simple fix, like the seller says it is.

If you plan to continue investing, I'd strongly suggest a good spray gun!  

If you plan to invest close to the bay area, I suggest looking at Brentwood.

@Nicholas L. it does sound like alot but our logic is this simple buy properties with as many tenants as possible so if you lose one or 2 its not a major loss to the over all cash flow. and the house flipping is just for lumps of cash and something to be active in while the multi tenant units properties are cashflowing.

From your experience has anyone in your market ever closed a deal using unconventional methods such as the ones i suggest above?

I would suggest you wait at least 4 more posts before you start firing again. 

Sometimes certain things fit a little better depending on what you are doing.Also, I might suggest that if you need something on a local level it's usually better to get this from another local real estate investor.
