Hi Noah,The way it works here in Washington, and I'm sure it's the same or very similar everywhere else, you have to hang your license with a designated broker. 

I think it is similar to finding good contractors, which is never easy -- get referrals from those that have actually used them. 

I'm in the Seattle suburbs in a similar boat and got frustrated, so I started shopping in Philadelphia and now Chicago.

I assume that your city is going to be priced similarly to mine.

You didn’t tell us what state you are inFor me where I am I would mess around and possibly cloud the title to possibly get 6kActually very similar thing happened to me on not one but TWO properties in just the past 2 weeks.

I would think the tenant pool would be the same as a similar house in that case, but I'm not 100% sure on that either.

Also an advanced tax question if anyone has a similar situation to me.

What I'm looking for is your responses to similar scenarios, and ideas on how I should structure the letter, maybe a copy of a similar proposal you have sent (numbers omitted) to give me (and others) a starting point.

This should be pretty easy to determine through comps of similar houses, what they sold for per sqft, then do the math.2nd option, LTR.
