All 66 windows were replaced in 2013 with double pane energy efficient windows, three kitchens are brand new and 3 are satisfactory (a little dated but generally seem ok), the furnace boiler was recently rebuilt, the roof is 3 years old and the hot water tank is 5 years old.It would appear to cash flow well using the 50% rule (i.e. if it CFs $4800 per month * .9 for vacancies = $4,320 / 2 = $2,160 <-- expenses estimate).

Thankfully we had about the best renter you could imagine starting out, and I was able to handle all maintenance with minimal fuss and expense (i.e, toilet tank fix & garbage disposal).

The listing states the property uses an in ground oil tank.

We use comps from MLS, Zillow, Property Shark, Redfin, etc.

It has city sewer but the water is on a well with the pump and pressure tank in the basement. 

I agree totally with @Steve Babiak Your post is going to bring out some unethical sharks that don't mind biting...

I bet all those people that invested in companies, "just like Amazon" (at least that's what they were thinking at the time), that you've never heard of because they tanked, said the same thing. 

Gas forced air heat but there is a leaking oil tank in a shed on the side of the house.  

The first night I brought her over, the conversation before entering the house was a 10 minute preface of why there is building material everywhere, dust in the sink, an old broken fish tank in my bedroom.
