@Amy Ranae   I couldn't agree more about local wholesalers,  I have several business cards from people at meet-ups that aren't wholesaling anymore and the ones that are just send out MLS listings.

Have several ads up to find new tenants.

The house is on one of the worst Streets in the town, but it is several blocks from where the problems are.

The tenants are smarter than you think if several groups look at it and walk away you know it priced too high.

There are several months gaps at times between the contracts and then i start getting worried about my future.

We have a several properties between Tenino and South Olympia were we get income from both the house and a space to park an RV. 

I know people think it is courteous to give your employer several months to find a replacement, but most employers would let an employee go with a days notice and not feel bad at all about it.

Hence, your exit options will be severely limited.IMO, look at the round-trip of a transactions - from acquisition, operation to sale - to truly understand if an investment would be a sound one.
