HiNot sure if this is the right category to post it but I’ll try.A friend of mine is being sued by his tenant because a construction work should be taking place in that complex soon and the tenant claims he wasn’t notified of that prior to signing the lease. He wanted %50 discount for the remaining months of lease (two more) and when my friend offered %15 the tenant refused any sort of settlement including a compensation of $1000 and filed a lawsuit for the amount of $4500.The property is in Colorado, has anyone dealt with this situation before?

In your case, if it's a huge mess, you could always keep part of the deposit, but it might be worth it to just give it to him and have it over with - as long as there isn't serious damage. And take a short and sweet written note for him to sign that all matters are settled and it's a receipt of his deposit, which is given to him as a settlement to avoid eviction. You don't have to justify your needs vs this tenant's needs.

Landlord judgments can also make it hard to rent in the future, something worth reminding them as a reason to work with you to pay the debt...Another option is offer them a cash settlement verbally for a tiny portion of what is owed.
