Do you work a day job or are you self-employed?

A lot of clients I've worked with have used their 401k, IRA, and self directed accounts to fund their down payment requirements, used the accounts for "reserves," to meet loan requiresments to get to docs, or used the accounts short term loan options to fund their rehabs/etc.Like others have mentioned, @Dmitriy Fomichenko you'll have the 60 day repay ability if you leave your job (in many cases) or if you make a withdrawal before the funds/loan become taxable.These accounts can be great in real estate investment and planning.

2) Through my self employment income make 'new contributions' of 30K INTO my SOLO401K into the "ROTH part" of it? 

I just think it is crucial that if someone would be calling potential motivated sellers or other cash buyers on my behalf (therefore representing my company & brand), I need to at least have interviewed them thoroughly and be confident that they would not misrepresent me in any way. 

as far as buying an expensive property of several hundred grand with no down payment and renting all 47 bedrooms out to strangers online and self managing this all yourself ? 

I am primarily a farmer, self employed, making ok money.
