I guess my issue so far has been like the knowledge of a realtor, they just seem to be rolling with what I said vs giving a detailed explanation of the neighborhood.

The SFH wholesaling market seems to be saturated at the moment with wholesalers. 

The agent’s company is quite big and she is professional, but seems to be very busy, not proactive enough for me.

We like the less expensive/rural areas as they seem to generate higher RoRs.If you're looking to network locally, there is a great REIA meet up in Matthews, NC I attend weekly and would highly recommend.

This question comes from me finding a property that seems to be in decent condition for this type of property however it will need alot of work including a second bathroom if I were going to be able to sell it as current 3/2 prices. 

Hello California landlords and investors, I came across this post on reddit discussing issues with tenant biased laws in California and lots of the comments seem to suggest that investing or being a landlord in California is very difficult and potentially a hassle/litigious/costly in case of issues. 

Hi Kelly, Our CPA doesn't seem to be fully confident having never dealt with a situation similar to us.

If the home seems to be in GREAT shape, I'll also be willing to go higher on the DD.There was a point during the crazy sellers market we're emerging from that I wouldn't bother writing an offer with less than 50k DD.

However I don't seem to find any lender that will accommodate this I know there has to be one is there one that anyone currently uses or recommends. thank you.
