Personally, Since I started out as a loan officer and I've seen all kinds of reasons that sales don't close, it doesn't surprise me when it doesn't close and I just move on to the next transaction.

I take different routes through different neighborhoods to look for things like - comp rental rates, new for sale signs, auction signs, distressed property, contractor vehicles, etc.   

Depending on the contract it would determine whether or not there is a "due on sale clause" But honestly it really depends on the lender.

If you go into property management you will only learn property management, if you go work for a contractor you will learn about construction,  if you go work for  a wholesaler you will learn about marketing and sales, if you want to learn about underwriting or lending go work for a bank, etc etc.It really depends on what aspect of real estate you want to focus on. 

I learned nothing new except that they were trying to sale 40k mentoring program to everyone.It is a scam but they are doing it.

A 14-unit multifamily will not be valued based on comparable sales.
