I guess certain markets support different methods but why dont you all go find MOTIVATED sellers and buy 25 or more out of 100 homes that you look at.You should always strive to work smarter, not harder.

That would be the new loan amount at $42,000, and reduce the cash out to $15,700.If the rent supports the loan amount, and the $26,300 includes both purchase and rehab, this may well be a good deal.

I have no data to back up my opinion), I'll bet you would find that many who have made their fortunes in RE made it from appreciation, not cash flow.I'd love to hear thoughts on this and hopefully I qualified my comments enough to indicate that I don't believe on betting strictly on appreciation, especially if you can't support the property that you are buying with your reserves.
