I will seriously consider some of your (and Bohemiana's) suggestions for AFTER closing.Why throw paint on your date's fur coat BEFORE the dinner and movie (even if your first impression does not look promising)?

The house could use some small cosmetic touch up, like paint in the upstairs rooms, but the kitchen is nice, granite countertops, nice appliances, the washer and dryer isn't new but that didn't seem to be a problem when others have come to rent the rooms.I wouldn't mind making this a rental for me, while I focus on getting a condo for my family.

Updates include newer plumbing in basement, roof 5 years, updated electrical panels, half of the windows are newer, some replacement blinds and paint to both units!

My other bedroom has paint on the concrete.What is the recommended action now

As far as returns, are you willing to do any light rehab (carpets, paint) to get a discount to get those returns you're looking for? 

As well as, landscaping, most exterior repairs (gutters, new fences, paint, etc) are covered.

I always have the carpets professionally cleaned, bathrooms and kitchen cleaned, and walls touched up or painted anyway without charging it back to the tenant at move out but you want to start with things in decent condition.

I painted and put in a backsplash in the kitchen, thats it.

You painted a gloomy picture when you said the to the town was not online, there was no comps and there was nothing remotely close.

I plan on doing the interior/exterior paint, flooring, trim and other minor fixes myself.
