I'm most familiar with the northern suburbs (Westchester County) and can tell you that some areas DO NOT have rent regulations (called ETPA in Westchester).

It does take time and practice, plus more practice.

Keep doing practice test and vocab test.

Now if we can convince realtors and NAR that wholesalers can be their friends instead of the boogeyman that is stealing their commissions/ listing opportunities and deserve to be regulated to hell, maybe we can all get along here on BP.

@Peter Morgan this is standard practice in the insurance industry. 

But, after buying the property when you practically start doing the rehab, you discover many smaller works that need to be done.

I ask them to be particularly careful about closing cabinets and doors, knocking out burpees, or practicing ju-jitsu.Third, I post quiet hours in the building.
