@Dan Thomas from what I have read some people think the quality of vrbo guests is better than airbnb...we have 2 properties listed on both and I would say we get 98% of our bookings from airbnb.

Before you do anything, you better be up to speed on Texas' LL/T law (Chpt. 91 & 92) and evictions (Chpt. 24) of Texas Property Code. 

Does anyone have particular tips on getting up to speed on this from a REI perspective? 

You forgot the lack of quality tenants, neighborhood growth, and reliance on property managers to chase rent.

In the near future, we are looking to increase our volume per year, and are looking to expand our relationships with various high-quality subcontractors amongst many different trades, throughout LA county.

But investing OOS intimidates me by not understanding the local area as much and relying on obtaining quality agents, contractors, and potentially property management.Does anyone have any sound advice for the best step in securing a long-term financial future for someone in my position given my location/circumstances (San Diego,CA)?

They always fall back on BS like "quality of finishes are different" or "the other house had nicer landscaping".
