I purchased a home on the MLS less than 90 days ago and renovated the home.

New construction in appreciating areas offers long-term value growth, minimal repairs, and potential tax benefits, but often comes with higher purchase prices and slimmer initial cash flow.

I wanted to have the same title company for the entire process and was fortunate to find ETS as they would know from the beginning everything about the exchange and the parties involved and were licensed in both states where the sale and purchase transactions occurred.My initial conversations with Dave still left me with questions but only those that I did not know what to ask having not gotten to the different phases of this entire process.

I should add I’m looking to purchase/invest in Nashville as well.

Purchase price: $3,000,000 Cash invested: $67,000,000 Sale price: $87,500,000 We are purchasing a Distressed Office Building that is in Special Servicing (foreclosure) to convert to a Hotel.

Loan processing fees were never mentioned.The property was purchased 8 months ago, so no seasoning restrictions.

Their parents need to approve the purchase.

Purchase price: $250,000 Cash invested: $50,000 Mixed use building in Brooklyn that my family has owned for more than 25 years.
