I think it would be tough to be in student housing right now.

The process was NOT easy.I had to submit:2 years of tax returns for all my businesses, P/L statements for all businesses for past 2 years, P/L statements for all businesses for current YTD, Invoices to prove businesses are still open and operating, E-file tax receipts for 2019 for personal and all businesses, Recent bank statements for personal and all businesses, Etc. 

Collections are already becoming tough (and expected to get worse in coming months) paired with historically high unemployment.

Hey @Alex Keedy - it's tough to get over the hump and feel completely comfortable/feel like you're ready to invest.

@Daniel Toshev did you have to prove that you have adverse financial consequences due to COVID 19?

Your sales background might help if you go into wholesaling and want to cold call annoyed people all day, but otherwise smart investing isn't really much about sales, its analytical and requires a tough skin and a sort of hunter's mindset.

But you'll have cash flow and overtime, hopefully this will prove to be a good investment.However, after you've financed 4 or 5 properties with banks, they cut you off.
