I have this prohibited in the lease and even have email proof that they knew this is a violation and acknowledged to me they would not do it.Meanwhile, hopefully all of you Bigger Pockets people will not snitch on me to the authorities!

They are cheap.Ryan:I am a firm proponent of everyone should be accountable for themselves and agree that separate metering is the preferred way to handle utilities.However, I also know from experience it is not always possible (not all jurisdictions permit sub-metering) or feasible (ie. it may be cost prohibitive to separate water feeds to each unit or replace or replace a common boiler) to separate utilities.

I did a quick case search in the state of California and found nothing in their own state case law that would prohibit a person bringing suit based on the type of natural resource being sought.
